A New Luxury Hotel is Coming to Canberra City

Development is underway on the Garema Place Hotel, Block 1&5 Section 47 Canberra City, in the heart of Civic. The site location is the Garema Arcade building at 60-68 and 70 Bunda Street, between Garema Place and Bunda Street, opposite the Canberra Centre.

The Garema Place Hotel will be a 10-storey mixed-use hotel building on a 1500sqm site. It will contain 3 basement car park levels and amenities comprising of around 238 hotel rooms, multiple restaurants and bars, a wellness centre, function rooms and ballrooms. The development will also feature a centre skylight atrium with an acrylic-bottomed pool and multiple outdoor garden terraces on the top levels.

The Garema Place Hotel will create new luxury entertainment options for both Canberran’s and visitors to the Capital. Our aim is to maintain the current character of the Garema Place Precinct while bringing an unrivalled level of glamour to the Canberra CBD.

We envisage Garema Place Hotel to be developed over a 30-month period from
January 2023 – June 2026.

Location

Site Establishment Plan

The existing footpath that bounds the site on the Bunda Street side will be upgraded as part of the development, and this area will be within the development site boundary for the duration of construction works. Site fencing will be in place to enclose the existing three on-street car spaces in front of Block 3, Section 47 to restrict and protect pedestrians walking into the truck entry turning path.


There will be a 2m clear path along Gus’ Lane to ensure the footpath remains operational for the duration of construction, unless specific activities during construction are deemed a risk to pedestrian access – for example when topping up scaffolding on the West elevation. When this occurs, we will implement signage, traffic control and/or hoardings as necessary to ensure the safest possible movement of pedestrians in the area.


The development site will take over portions of Garema Place to facilitate the construction of this luxury hotel. The east side of the site fencing on the Garema Place side will be installed hard against the development boundary line to ensure there are no disruptions to accessing Block 3.


All you need to know about Garema Place

All works are scheduled to be completed by 2026.

Outside of our site boundary, there are some key works necessary to provide services to the development, as well as upgrades to the interface between the site and its public surrounds.

1. The footpath in front of Bunda Street, a portion of Garema Place and a portion of Gus’ Lane - These are areas of the existing footpath that will be upgraded as part of the development, and we will also be assisting CRA with a portion of the overall Garema Place Public Realm Upgrade – please be aware that this footpath will be within our site boundary for the duration of construction works.

2. We will remove 3 existing trees on the Bunda Street verge to facilitate the construction of the development. Six established trees are to be planted at the completion of the development to replace those removed, subject to TCCS’ direction to fulfil the DA condition.

3. We will disconnect existing services connections from the current building – this includes disconnecting existing water and sewer ties, gas service and meter. New water, sewer, stormwater and gas ties are proposed from the existing Bunda Street main and/or verge.

4. The existing electrical chamber substation S4705 and on-site electrical infrastructure will be removed to facilitate construction of the development. Evoenergy will reconnect the existing link pillar or POE at the adjacent blocks (block 3) to another pad-mount or chamber substation. Evoenergy will supply and install a new chamber substation for the new development.
